What Is a Good Staff-to-Resident Ratio for a Luxury Condo in South Florida?

By Haute Living Real Estate Editorial Team · Published May 25, 2026

Staff-to-resident ratio is the single most reliable predictor of the gap between a building's marketing promises and the daily experience of living there.

Hotel-branded residential (Ritz-Carlton, Four Seasons, Mandarin Oriental). 0.5–1 dedicated staff per residence — 15–30 personnel on duty per shift in a 100-unit building — is sufficient for genuinely anticipatory service.

Premium branded (St. Regis, Cipriani, Aman). 0.3–0.7 per residence. Service quality is above non-branded but typically below standalone hotel-branded residential.

Non-branded luxury condo. 0.1–0.3 per residence. Service is professional and responsive, but fundamentally reactive.
