Do South Florida Luxury Condo Developers Publish Their Staff-to-Resident Ratios?
Developer marketing materials will not volunteer this number. Buyers have to ask for it — and how the sales team responds is itself a diagnostic.
New development. Ask for the operational staffing plan: total headcount by department, shift schedule, resulting ratio per unit. Buildings that cannot produce it are signaling that staffing has not been planned with the specificity real service delivery requires.
Completed buildings. Review the annual HOA budget personnel line items. Staff costs are typically 40–60% of the operating budget in a well-run luxury building; dividing by roughly $60–80K all-in per staff member gives a rough headcount.
Talk to residents. Current owners are the most reliable ground truth on actual service quality — management cannot control what they say to prospective buyers.
