What Features Add the Most Value to a Luxury Home?

By Haute Living Real Estate Editorial Team · Published May 25, 2026

The features that add the most value to a luxury home for sale are those that create experiences or capabilities that the buyer cannot easily add themselves — and that appeal to the broadest possible pool of serious buyers.

Location-based features (cannot be replicated): Oceanfront or waterfront positioning, view quality, privacy, lot size relative to neighborhood norms, and proximity to specific amenities (beach access, marina, ski runs, golf course).

Pool and outdoor living: A well-designed outdoor living environment — pool, spa, outdoor kitchen, covered loggia — adds significant value in climates where outdoor living is year-round. Professional pool and landscape design adds more value than budget installations.

Primary suite quality: UHNW buyers pay close attention to the primary suite — bedroom quality, closet space (particularly custom his-and-hers closets in the current market), and primary bath quality. A primary bath with a standalone soaking tub, walk-through shower, dual vanities, and heated floors at the highest material quality is expected in luxury properties.

Kitchen quality: Chef-quality kitchens with professional appliance packages (Sub-Zero, Wolf, Miele), high-quality countertops (natural stone), and well-designed cabinetry add significant value — particularly in the current market where buyers expect functional cooking capability at a high standard.

Smart home integration: Well-integrated smart home systems — particularly those that can be operated through a single intuitive interface — add value. Poorly integrated systems are worse than none.

Guest accommodations: For luxury estates, guest suite quality — particularly private guest cottages or dedicated guest wings — adds significant value by expanding the property's hospitality capability.
