What Questions Should I Ask Before Hiring a Realtor?

Before hiring any realtor for a luxury real estate transaction, ask these ten questions and evaluate the answers carefully.
- What is your average sale price in this market in the last 12 months? This establishes whether the agent actually operates at your price point or is stretching to represent you.
- How many transactions have you closed above $[your target price] in the last 24 months? Volume at your price point matters more than a single notable sale.
- What off-market properties are you currently aware of in my target area and price range? An agent with genuine market relationships should be able to name specific off-market opportunities.
- Who are the top listing agents in my target neighborhoods, and what is your relationship with them? Peer relationships determine off-market access more than any other factor.
- How do you plan to represent my interests in a competitive offer situation? Luxury transactions frequently involve multiple qualified buyers. Understand how your agent will position your offer and negotiate on your behalf.
- What is your experience with the specific property type I am targeting? Waterfront, branded residence, new construction, and estate properties each have distinct legal, structural, and market dynamics.
- Do you work with a team, and who will be my primary contact? High-volume luxury agents often work with teams. Know in advance who will actually be present at showings, negotiations, and closing.
- What is your relationship with the developer or listing agent for properties I am interested in? For new development purchases in particular, the buyer's agent's relationship with the sales team can affect access, pricing, and unit selection.
- Can you provide references from clients who purchased at my target price point in the last 24 months? Verified references from peers — not testimonials curated by the agent — are the most reliable performance signal.
- How are you compensated, and who pays your commission? In most U.S. markets, buyer's agent compensation is now negotiated separately from seller's agent compensation following NAR settlement changes. Understand the compensation structure before signing any representation agreement.
