    A luxury property inspection is a comprehensive assessment of a property's physical condition conducted by licensed inspectors with experience in high-value residential properties.

    Standard inspection scope: A standard home inspection covers the property's major systems — foundation, structure, roofing, electrical, plumbing, HVAC — and identifies visible defects or deferred maintenance that may affect the property's value or usability. For luxury properties, the inspection should be conducted by inspectors with experience in the scale and complexity of high-value homes.

    Specialty inspections for luxury properties

    • Structural engineering assessment for properties with unusual architectural features, long spans, or significant cantilevers that standard inspectors may not be qualified to evaluate.
    • Environmental assessment — particularly for waterfront properties, where soil contamination, mold, and water intrusion require specialized assessment.
    • Pool and spa inspection by a licensed pool contractor — including equipment condition, structural integrity, and compliance with current safety codes.
    • Smart home and AV systems inspection by a technology systems specialist — verifying that integrated systems function as represented and that infrastructure is current.
    • Generator and mechanical systems inspection — for large properties with complex mechanical infrastructure, a specialist mechanical inspection may be warranted.

    Inspection timeline: In luxury transactions, the due diligence period should be long enough to complete all relevant specialty inspections. Standard 10-day inspection periods are rarely sufficient for complex luxury properties. Negotiate for 20 to 30 days if possible.
