If nature abhors a vacuum, Lincoln Road positively denies the possibility of one. In a rare but grand penthouse shake-up, Sony ends its lease of the top two floors at 605 Lincoln Road at the end of October, leaving a blank canvas begging for an inspired mind to run wild.

This unique confluence of events opens up a world of high-end possibility-complete with ocean views. This Art Deco landmark anchors the corner of Lincoln Road and Pennsylvania Avenue, so a chicer address one would be hard pressed to find. Sparkling as it did when it was built in 1932, the freshly redeveloped seven-story edifice stands tall and gleams white.

The top two floors (six and seven) make up a total of 22,600 square feet and harbor potential that is not difficult to see. The entire building is zoned as a live/work space, making for a vibrant community within its four walls. The floors up for grabs are currently built out as a buzzing corporate office, architected to facilitate a free flow of fresh ideas. But on the books, the floors are designed as 14 distinct condominium units, permitting them each to blossom as unique ultra luxury homes, galleries that push the envelope, a sophisticated spa, or jazzy offices in the heart of South Beach’s fine shopping and dining district. Really, whatever the mind can imagine, this space can evolve to hold-an ambitious investor could even turn the entire space into the ultimate penthouse residence!

The Sony floors feature an interior floating staircase, a secured entrance, two custom conference rooms, and private restrooms. Also, windowed offices surround the corporate hive and look out in two directions to the ocean.

Blue letters spell Sony Music at the very top of the building and actually provide one of the most coveted aspects of this offering. Included in ownership of the top two floors are exclusive signage rights, meaning whoever grabs this iconic SoBe sight earns the right to put his or her stamp on Miami Beach’s skyline.

Diane Lieberman of South Beach Investment Realty is handling the exciting sale of this special penthouse. Her experienced, acclaimed, and prestigious investment realty firm, SBI, specializes in this kind of high-end, one-of-a-kind opportunities. Maintaining four inviting offices in Miami Beach and Miami, Diane knows the terrain and the market. Her husband, Alan Lieberman, is a local boutique hotel mogul-for them real estate investments are a family affair.

Bringing to bear more than 25 years of real estate experience and a cultured taste (she expresses in her work in the local arts scene), Diane has captured lightning in a bottle with the Sony Music headquarters move, and promises it to the bidder who dares to answer the knock of opportunity.
